Before you list
- What have comparable properties actually SOLD for, not asked?
- What paperwork proves clear title, and is anything outstanding on it?
- What must legally be disclosed where the property is, and in what form?
Presenting it
- Photographs in daylight, wide, and honest. A misleading photo costs you the buyer's trust at the viewing.
- Write down the running costs. Serious buyers ask, and vague answers read as concealment.
Handling buyers
- How will you establish a buyer can actually fund it, before you take it off the market?
- Who holds the deposit, and in what kind of account?
- What is your response if the survey or valuation comes back low?
Closing
- Who prepares the contract, and who is reviewing it on your side?
- What are the timelines, and what happens when one slips?
Selling direct saves the commission and moves the work to you. Knowing which work is the difference between saving it and paying for it twice.
