Refund & Cancellation Policy

This policy covers the flat listing-plan fees paid to OFS — Owner For Sale (ofsthai.com). It does not relate to property purchases, which are solely between sellers and buyers.

What you're paying for

A listing plan (Plus or Premium) is a paid advertising service that publishes and promotes your property for a fixed period. The Free plan involves no payment and nothing to refund.

Cancelling & refunds

• Before your listing is published (i.e. before it passes review and goes live): you may cancel for a full refund.
• Within 7 days of publishing, if your listing has not yet been promoted/featured and you're not satisfied: contact us for a full refund.
• After 7 days, or once a Premium listing has been featured/promoted: the advertising service has been delivered, so fees are generally non-refundable. At our discretion we may offer a pro-rata credit toward a future listing.
• Duplicate or accidental charges are always refunded in full.

If we remove your listing

If we remove a paid listing because it breaches our Terms (e.g. false or fraudulent content), fees are non-refundable. If we remove it through no fault of yours, you'll receive a pro-rata refund for the unused period.

How to request a refund

Email walhus@gmail.com or call +1 501.365.1001 with your listing reference (OFS-XXXX) and the reason. We aim to respond within 2 business days, and approved refunds are returned to your original payment method (card refunds via Stripe/SiamPay may take a few business days to appear).
